Buildings without JMB

THE Subang Jaya Municipal Council (MPSJ) is offering agents to manage buildings without Joint Management Bodies (JMB). 

 There were 19 buildings, mostly in the Puchong and Seri Kembangan area, listed under the announcement made in its website (www.mpsj.gov.my). 

 MPSJ public relations senior assistant director Azfarizal Abdul Rashid said the Commisioner of Buildings (COB) department, which was in charge of buildings with strata titles, had tried to get residents in these properties to form their respective JMBs (without much success). 

 “Most of these residents do not want to commit to the task, so we are offering agents to take over the management of these buildings,” he said. 

Under the Building and Common Property (Maintenance and Manage-ment) Act 2007, the duties of the JMB include maintaining the common properties of a building; determining and collecting the maintenance fees; to insure and keep insured the building against fire and other risks; to maintain a register of all purchasers of the building; to ensure that the building maintenance fund is audited; and to enforce house rules for the proper maintenance and management of the building. 

 About 10 blocks of the Taman Puchong Permai flats (each to have its own JMB) were in the list of buildings without a JMB.
