吉隆坡新捷运对房地产冲击不一郑水兴

政府新经济转型计划下的新捷运系统(MRT)将为大马房产带来新契机!早前,媒体普遍报导公众认为新捷运创建会全面性提高本地房地产价格,郑水兴劝请大众勿相信快铁神话,因为MRT的建设对房地产的影响不一定完全正面,而影响的程度也颇有差别。
郑水兴国际房地产投资者俱乐部创办人郑水兴对于日前在吉隆坡谷中城会展中心的巴生河流域捷运系统开放日的活动表示,纳吉政府下从双溪毛糯—加影全程长达51公里的新捷运计划,将革新我国的产业前景。他认为,当中对大马房地产产生最大影响的,要数长达9公里从马鲁里—中环广场 的地下隧道。
这涵盖8个捷运站的地下隧道,尤其对我国迈向全球化的国际指标更为重要。届时,来自世界各地的游客更容易由吉隆坡国际机场(KLIA)直达中环广场(KL Sentral),然后乘搭新捷运直趋武吉免登,新捷运的创建将更大幅度提升这汇集了主要的商业和娱乐场所的地方,让这大马星光大道迈向国际化。郑水兴说,往市中心外围的方向看,武吉免登站也衔接了柯克伦路(Cochrane)附近的吉隆坡国际金融中心(KLIFD)及马鲁里站,换言之,这也进一步促使该地区频繁的商业经济活动。
也是本地著名房地产顾问的郑水兴表示,新捷运将全面带动吉隆坡市中心的经济活动,并进一步提升它作为大马经济重心的地位。与此同时,新捷运工程也将一并带动旅游业、金融业、零售业及运动领域,可说是大大地促进社会商业活动。当然,更重要的是这一系列的新经济景象也将为本地产业大幅增值。
提及新捷运对城市郊外的影响,他表示,加影及蕉赖地区将产生巨大的改变。新捷运工程将推动该区新的发展和新的元素,这将为这些地方的房产发展掀开前所未有的全新面貌。此外,该区也极度需要更多更便捷的公共交通枢纽及设施,新捷运创建的同时,也将促使相关单位兴建更多更经济实惠的房屋,恰好惠及该区的年轻人可以购买比较廉价的住宅。
另外,Pasar Rakyat站的设立,也进而衔接及改善了直达吉隆坡国际金融中心(KLIFD)的途径,还铺设了在大吉隆坡计划下我国将成为全球金融中心的道路。
他补充说,市中心的经济活动可以兴荣旺盛很大部分源自海外投资外,旅游业更是另一把助力。这种种的繁荣的现象将呈现一种连锁反应,进而带动郊外经济的发展。总的来说,新捷运的创建将提升我国交通系统的便利、促进国家经济繁荣,进而把我国的房产事业将推向更高峰。
最后, 郑水兴也分析,新捷运对比较成熟又高档的住宅区如Taman Tun Dr Ismail及Damansara的影响不会太大。这些地区的大部分居民都已经拥有自己的交通工具,他们不需要依赖公共交通工具。再者,新捷运的创建对该地区环境的负面影响比如吵杂声等大于它所带来的便利。总得来说,新捷运的创建对高档住宅区所带来的好处远不及城市中心及偏远地区.

KL Development in Progress
New development, price set by developer, no such thing as expensive. Developer would not set price that make their goods can not sell.
furthermore, price that set by developer also got banker support, if the price got risk, banker will not support too.
That's why during the good time in a new development some buyers who buy early may get nothing, then when turn to bad time, some buyers eventually may get extra car park, or one year free maintenance fee.
developer always got plenty of room to change to suit the market response.
At this moment, all bad location in the past had turn to be a good location, especially in Kuala Lumpur boundary, where private land is less and less, price of property is on the uptrend so far.

The Edge Financial Daily reported last week that 1MDB and Lembaga Tabung Angkatan Tentera (LTAT) will have 30% each in the development of the Sungai Besi airport while the remaining 40% will be held by QIA.
The other parcels of government land that are up for development are in Jalan Cochrane, Jalan Peel, Jalan Stonor, Jalan Ampang and Jalan Lidcol. Several local private sector companies — listed and unlisted — are said to be eyeing the government land. Some were already privatised several years ago.
One particular parcel in Jalan Cochrane was privatised to a company called Cochrane Indah Sdn Bhd based on a list released by the government in 1998. The principal shareholders of the company were Jen (Rtd) Tan Sri Yaacob Mohd Zain, the late Tun Ghafar Baba and Asnida Tun Daim, the daughter of former finance minister Tun Daim Zainuddin.
